Development History

West Village is the redevelopment of a former industrial and residential tract in Vinings. The area was originally developed with an unplanned combination of residential, light industrial and commercial uses. Numerous code violations, non-conforming land uses and crime problems were present on the property prior to redevelopment. 

To acquire the property for what is now West Village, The Pacific Group, worked with 63 separate parcels and property owners. The developers met with property and business owners individually and in groups to discuss the proposed development. In addition, regular meetings were held with concerned community leaders to obtain a development plan that was supported by the community for this massive redevelopment project. It took approximately 24 months to acquire all the property and to resolve all the issues involved in a project of this size.

Breaking Ground
Breaking Ground - April 27, 2005.

The Pacific Group worked for over a year with community leaders, Cobb County, the ARC and GRTA to develop a unique pedestrian friendly mixed-use land plan that would compliment the Vinings neighborhood. Zoning was changed to Planned Village Community with numerous special stipulations and variances in November, 2004. In addition, the zoning required an amendment to Cobb County’s Future Land Use Map which had designated this area as a medium density residential neighborhood activity center and community activity center.

Site development work started in April, 2005. Village construction began in October, 2005. Currently, luxury one, two and three bedroom residences in the Village are available for lease. For-sale condominiums, townhomes and cottage homes will be ready for occupancy beginning early 2007. Most of the Village retail will open spring and summer 2007.

As a mixed-use community, West Village blends in nicely and is compatible with the surrounding area. The craftsman style of the housing units and the style and structure of the retail units complement existing architecture and style of the area. The developers have made a conscious decision to enhance existing neighborhoods by improving infrastructure in the area, including replacing overhead utility lines with underground facilities, making streetscape and traffic calming improvements and installing access to the Silver Comet Trail. West Village will be part of the community, not a walled off enclave.
